Property in Seminyak Bali is hot property. With great weather all year round and all the fun you could possibly want, Seminyak could a great place to build a villa. First off you have to find a piece of land to buy (in the name of a close Indonesian friend) or take out a long term lease.

Looking at the property map created by Elite Havens, you can see how the hot spots of kuta and Legian, lead right into Seminyak, land prices holding up well in these areas, with beach front the top of the heap. Bali has a coastal road running around the entire island and one will find that the land on the ocean side is substancially more expensive than on the inland side. Looking at the Elite Havens map one will notice that out in the Canggu area when you cross that main road heading west, prices drop. Also in the Seminyak area when you cross Jl. Seminyak land is cheaper. You also find dividing lines going along the coast, for example out in Canggu when you head west to the T-junction that leads to Tanah Lot, land prices drop when you cross that main road. Locals living in the Kediri area have said there are no ‘bules‘ (foreingers) living in that area yet, reason being its not particularly scenic, its far from the beach and far from creature comforts.

Still you get what you pay for. If you can afford 300m rp per are that is cool, but for 10rp per are you might find land is a less toursity part of Bali and be able to build a much larger place. Check out this list of current land for sale and compare prices.
