Bali is a becoming a place where expats and part-time stayers look to build a villa. Bali has 20,000 hotel rooms, ranging from bargain basement to luxury. Not everyone wants a hotel though and private villas are the new way to go. You could build your own, re inventing the wheel as you go, or buy a ready made villa form a proper company.

Helping Cody & Jeff look for a house in Seminyak Bali

Jeff & Cody do not know Seminyak very well and my local knowledge came in handy. Riding down Jl. Drupapi we stopped and checked out a couple of places. One of those, the Mahalini Bungalows has cute 2 storey cottages, a shared pool and plenty of trees. Open air downstairs, AC bedrooms. The price was aroind 40m rp per year. Jeff and Cody don’t know if they are staying in Bali and only want to commit for 3 monthes at a time. They also love 3 things, the internet, AC and PlayStation. Cody told me if the TV doesn’t allow PlayStation they aren’t taking the house.

Villas sprouting like weeds in Seminyak Bali

land083105.jpgThere is a land rush going on in Bali with developments all over the place. In the neighborhood where I used to live just off of Jl. Oberoi(Laksmana) there are big signs up advertising new developments with all kinds of crazy financing and terms of use. Check out this one from Apsara Bali.
Heading down Jl. Drupadi, the street that connects Jl. Dhyana Pura and Jl. Oberoi I stopped to look at work going on there. When I came to Bali in 2003 the connecting road was not finished. Now it is and a new access road is being built to access new villas that are yet to be built. From sawah to villa in 1 easy step. There will be people lining up to get in there no doubt, land in Seminyak and the areas nearby is gold dust.

Renovations and construction in the Poppies I area

sign042505.jpgPoppies I has seen some development over the last year with a multi-storey hotel being built at the junction of Pasar Agung and Poppies I. A walk through to Poppies II will give you even more idea of the reconstructions going on around here. The old banjar cock-fighting pit is gone and is a pile of rubble, Jus Edith Bungalow, the trusty 20,000rp a night place has collapsed half their bungalows and are building new ones. Even the fish pond in the back of Bamboo Corner has been paved over in favor of a table and chairs. Progress is not always pretty and I hope that after the new places are finished Poppies I does not look like Beirut 1980 anymore. A new development between Poppies I & II promises luxury apartments for lease or sale. Will be great when they are finished.

Looking for houses in Legian Bali

Many people ask about houses and villas. Sure the holiday villas are well advertised, with silly rates to match. Long term rentals are all over the place too, but are a bit harder to find. Riding up Jl. Legian and checking out the bulletin boards in cafes and warungs used by westerners is a good idea. Another great idea is to rent a motorbike / scooter, and ride down the small gangs (alleys) they crisscross, Kuta, Legian, Seminyak.

Land ownership in Bali

Foriegners often dream of owing land in Bali and builiding their dream. Technically it is illegal for a non Indonesian to own land. You can lease land, usually for 25 years and it will go back to the landowner after that. Many ‘bules’ arrange to buy land through a local with tricky paperwork, which in my view is a whole can of worms.

Canggu Bali: The fast developing new expat area

canggu072105.jpgCanggu is a place that most surfers will know about, with its larger than Kuta swells, sandy beach and not much else. Canggu however is becoming better known in tourist and expat circles and living in Seminyak I can feel the way things are moving. Located 20 minutes north of Seminyak along the coast Canggu has rice fields that come right down to the beach. One of the special sights I like watching the water trickle down from the last paddy wall onto the beach, completing its long journey from the mountains to the sea. It's quite unique. A friend of mine from the US who has lived in Bali for 14 years moved out to Canggu 5 years ago and told me back then there were not many villas. As the amount of villas increased he told me, "I knew I was no longer the only one out there, but at least I could look over the wall of my bathroom and see just sawah (rice fields). It would seem like I was the only one there. Then one day someone built a villa right in the middle."

Below the high-tide mark: A dangerous place to build in Bali

Here is an interesting article from a local Bali website. The district of Jembrana, the mostly westerly part of Bali enjoys a long coastline. Friends of mine have told me they have been checking various parts of the SW out and expect to see a healthy rise in land prices. Buying land in a quiet area and building your dream house is a thing many people plan on. One thing to bear in mind is that you cannot legally build within 100 meters of the high tide mark.
