The Sea View hotel in Kuta is a perfect place for mid range tourists who want easy access to Kuta Beach, shopping and the Hard Rock Cafe.
Atmosphere
The atmosphere here is of a low key hotel that is close to the action. The swimming pool is right next to the main road across from the beach and the 3 storey rooms offer partial views of the ocean. Shady cottages are perfect quiet spots for travelers and surfer alike to relax. The hotels abundance of plant and bushes as well as traditional stone work give a tropical feeling.
Location
Located on Jalan Pantai Kuta, the beach road you are across the road from the main beach. This means beginning surfers are in heaven having only to step out of their door and hit the beach. The Hard Rock Café is a block away and right next door is a convience store and a McDonalds.
Poppies Lane I is right around the corner offering access to a multitude of inexpensive warungs such as Bamboo Corner and quality restaurants such as TJ’s Mexican and Poppies restaurant. Pantai Kuta has a ton of taxis ready to zip you to the night spots of Dhyana Pura and Kuta Square.
Luxury Scale
This 3 star hotel has a selection of comfortable rooms in the 3 storey section and a variety of cottages with traditional stonework. All rooms have a balcony or porch as well as own bathroom and tv. The honeymoon suites have a larger bed. These rooms aren’t super fancy but nonetheless very comfortable.
The swimming pool is in view of the street and had a jucuzzi. It is a decent size for relaxing and enjoying the sunshine. The restaurant sits next to the pool along with the bar and is decorated in Balinese style.
Staff Friendliness
All the staff I met stopped to acknowledge me. My guide Ariana politely told me where the unique parts of the hotel were. This hotel is small enough that you actually have a chance of getting to know some of the staff.
Weird Stuff
In this hotel they love various kinds of stonework. Each cottage has it share of traditional grey and brown stonework and the walkways between the cottages have wall made from many small stones.
What makes this hotel unique?
The Kuta Seaview is unique because of its location on Jalan Pantai Kuta right in front of Kuta beach. To hit the surf or simply lay in the sun means you only have to cross the road. At the Seaview you have a choice of 3 storey rooms or shady cottages. The variety of trees and bushes here is amazing and the tropical feel is very strong. Close proximity to the Hard Rock Café and Poppies I mean easy access to nightlife and a selection of eating places.
Why would you want to stay here?
I would stay here if I wanted to hit the surf on Kuta beach or simply enjoy the beach. A pool allows you to relax on site and the affordable restaurant and bar are super handy and low key. I liked the cottages and staying in one would be a really relaxing experience with all the shady plants and trees. If I wanted access to the action of Kuta at night this place is right there.
Also way more affordable than a resort with less stress.
Why would you want to stay somewhere else?
I would stay somewhere else if I wanted to get out of Kuta. The standard here is decent but not top of the line. If I wanted resort quality pools, restaurtants and extras I’d go to Nusa Dua. Being on a busy street and close to the Hard Rock Café night time noise might be a problem for some people.

Manager: Ariana
I spoke to Ariana the Duty Manager at the Kuta Seaview hotel on Jalan Pantai Kuta. He told me that the hotel was originally built in 1975 and the newer honeymoon rooms were added in 1980. The hotel is designed in a Balinese style with a parking lot at the front and a restaurant on the street. Behind the restaurant is the lobby and front desk. Upon entering it is apparent that there is a tremendous amount of Balinese decoration, artwork and stonework in the design of the place. Each room has a stone entrance in traditional style. The amount of plants and trees on the property is amazing, really giving tropical feel. At staircases and other spots you see flower offerings and the whole place is kept very tidy.
Ariana told me that right now the hotel has 50% occupancy. The place certainly didn’t feel busy at all with plenty of quiet and space. Ariana said that many visitors have returned 3 or 4 years in a row and include a high percentage of Japanese surfers. On the day I came a party of Aussie footballers were expected.
I checked out the view from the 3rd floor room’s balcony and its was mostly obscured by roof tops although I could see the ocean. I reckon the cottages are the way to goÂ…private, shady with deep walkways and little porches, very relaxing.
This would be a great place to stay for couple of guys / girls who wanted beach action and access to the night action and also around the corner from Poppies I.
On the property is an ATM too which is very handy.

I stayed at the Seaview for 3 weeks last October and agree entirely with this review.
One more thing: it’s easy to get surfing done in the morning. Around noon Kuta Beach can get crowded as groups of surfers arive by car & taxi from the more remote hotels.
